What is a 4-point inspection?

Four systems. One report. One visit.

A 4-point inspection is a limited-scope inspection that focuses on the four systems insurance companies consider highest risk in older homes: roof, electrical, plumbing, and HVAC. It's not a full home inspection — it's specifically designed to satisfy insurer documentation requirements.

In Georgia, most insurance carriers require a 4-point inspection for any home 25 years or older before issuing a new homeowners policy. Some require it at policy renewal as well. Without it, your coverage can be denied, cancelled, or held up at closing.

Jason delivers a certified, photo-documented report in the format most Georgia insurers accept — within 24 hours of the inspection, every time.

Who needs one?

You probably need a 4-point if…

You're buying a home 25+ years old

Most Georgia insurers require a 4-point inspection before issuing a policy on older homes. Without it, you may not be able to secure coverage before closing.

Your insurer requested one at renewal

Insurance companies increasingly request updated 4-point inspections at policy renewal — especially if your home is 30+ years old. Delays can interrupt your coverage.

You're switching insurance providers

New insurers typically require a current 4-point inspection before issuing a policy on any older home, regardless of your prior coverage history.

Your previous report expired

Most insurers only accept 4-point inspection reports from the past 3–5 years. If yours is outdated, you'll need a new one before coverage can continue.

What we cover

A DHPI home inspection covers all major systems and components from the foundation to the roof — with photos, plain-English findings, and repair context in every report.

Attic, Crawlspace & Basement

Plumbing Systems

HVAC Systems

Pipes, water heater, and fixtures. Leaks, corroded supply lines, and slow drains documented throughout the home.

Heating and cooling equipment, ductwork, and thermostats. Age, operation, and maintenance history documented.

Doors, windows, floors, ceilings, and walls. Signs of moisture, deferred maintenance, or pest damage a buyer's inspector will flag.

What we cover

The four systems — what Jason inspects and documents

Each system is assessed for age, condition, and known issues — then documented with photos in a format your insurer can accept.

SYSTEM

Roof

Material type, age, condition, visible damage, flashing integrity, and estimated remaining useful life. Insurers are most focused on roof age and condition — a failing roof is the most common reason 4-point inspections result in coverage issues.

Electrical

Panel type and condition, wiring materials (copper vs. aluminum vs. knob-and-tube), breaker condition, and safety concerns. Certain panel brands (Federal Pacific, Zinsco) and wiring types are flagged by insurers as high-risk and may affect coverage.

Plumbing

Pipe materials (copper, PVC, galvanized, polybutylene), water heater age and condition, visible leaks, and drainage condition. Polybutylene pipe in particular is a significant insurance concern in older Atlanta-area homes.

HVAC

Heating and cooling system type, age, condition, and operational status. Insurers want to know if the system is functional and within a reasonable service life — an aging or non-functional HVAC affects insurability.

What to know before you book

What 4-point findings can affect your coverage

Jason tells you what he finds — but insurers make their own decisions. Here's what commonly flags with Georgia insurance carriers:

Federal Pacific & Zinsco Panels

These panel brands are widely flagged by insurers due to documented breaker failure risk. Many carriers will refuse coverage or require replacement before issuing a policy.

Knob-and-Tube or Aluminum Wiring

Older wiring types present fire risk and are treated as non-standard by most carriers. May require an electrical inspection or upgrade before coverage is approved.

Polybutylene Pipe

Common in Atlanta-area homes built 1978–1995. Prone to failure and widely flagged by insurers — some carriers will not issue policies on homes with polybutylene plumbing.

Roof Age Over 20 Years

Most carriers want to see a roof with remaining useful life. An older roof, especially with visible wear or damage, may trigger a coverage denial or require replacement.

Active Leaks or Water Damage

Any evidence of active leaks, water intrusion, or prior water damage visible at time of inspection will be documented and reported — insurers view this as elevated claim risk.

Non-Functional or End-of-Life HVAC

An HVAC system that doesn't operate or is well past its service life may be flagged. Insurers look for functional, serviceable systems with reasonable remaining life.

Jason's role: He documents what he finds and delivers an accurate report. If findings may affect your coverage, he'll flag them clearly so you can discuss with your insurance agent before your policy decision. Knowledge ahead of time is always better than a surprise denial.

4-Point vs. Full Inspection

Understanding the difference

A 4-point inspection satisfies your insurer. A full home inspection gives you the complete picture. Here's how they differ — and when to get both.

Purpose Insurance documentation Buyer due diligence
Systems covered Roof, electrical, plumbing, HVAC only All systems + structure, interior, exterior
Report format Insurer-accepted summary format Detailed photo-backed narrative report
Typical duration 30–60 minutes 2–4 hours
Who requests it Insurance company Buyer or seller
Recommended for Any home 25+ years, insurance purposes Any home purchase or pre-listing

  • How old does my home need to be to require 4-points?

Most Georgia insurance carriers require a 4-point inspection for homes 25 years or older. Some carriers set the threshold at 20 years. Check with your insurance agent — they'll know exactly what your carrier requires. When in doubt, call Jason and he can walk you through what's typically needed.

  • How long does a 4 point inspection take?

Typically 30–60 minutes for a standard single-family home. It's a focused inspection covering only the four required systems, not a full home inspection. Jason can often complete it in a single morning visit and deliver your report the same day or within 24 hours.

  • What if something fails ? Can I still get insurance?

That depends on your insurer and what was found. Jason's job is to accurately document what he finds — not to pass or fail you. Some findings (like a roof near end of life) may prompt a carrier to require repairs before coverage. Others may result in a higher premium. Your insurance agent can advise based on the report findings. Knowledge ahead of time always puts you in a better position.

  • Can I bundle a 4-Point with a full home inspection?

Yes — and this is the most efficient way to handle it. If you're buying an older home, Jason can complete both in a single visit: the full home inspection for your due diligence and the 4-point report for your insurer. Ask about bundled pricing when you call or book online.

  • How long is a 4-point report Valid.

Most Georgia insurers accept 4-point reports for 3–5 years, though this varies by carrier. If your report is approaching expiration or you're switching insurers, you'll likely need an updated inspection. Call Jason to confirm what your specific carrier requires.

  • Is there a military discount?

Yes. Active duty and veterans receive a discount on all inspections including the 4-point. Mention it when you book online or call Jason directly. Every inspection also includes a free follow-up call after your report is delivered.
