Why it's essential

Why Pool and Spa Inspections Are Essential.

A pool that looks perfect at the showing can have a pump on its last season, a liner with slow leaks the seller has been topping off weekly, or electrical bonding that doesn't meet current safety code. None of that is visible during a standard walkthrough.

Pool and spa inspections are a separate, specialized service from a standard home inspection. Jason checks the structural components, the mechanical equipment, the electrical systems, and the safety features — and documents everything with photos.

In Georgia's climate, pools get heavy use and intense UV exposure. Equipment ages, seals degrade, and electrical connections corrode. A pool that hasn't had a documented inspection in a few years is a pool with unknowns.

Why choose DHPI

Why Choose Us for Pool & Spa Inspection?

Not all inspection services are created equal. Some inspectors rush through the job, miss critical details, or leave you with a confusing report that raises more questions than answers.

Equipment, not just aesthetics

Most people evaluate pools visually. Jason evaluates the pump, filter, heater, automation systems, bonding grid, and water flow — the systems that determine whether the pool is actually functional and safe.

Electrical safety focus

Pool electrical systems have specific bonding and GFCI requirements designed to prevent electrocution. These aren't visible during a walkthrough and require a trained inspector to evaluate properly.

Documented for negotiation

If the pump is undersized, the heater is at end of life, or the bonding is inadequate, you need documentation to support a repair request or price negotiation. A verbal "it looks fine" from a seller isn't documentation.

Why DHPI

Why new construction buyers choose Jason

Not all inspectors have the construction background to know what they're looking at during the rough-in phase. Jason does.

Structural inspection

Pool and spa shell checked for cracks, spalling, delamination, or signs of settlement. Deck surface, coping, and surrounding hardscape reviewed as well.

Electrical systems

Bonding continuity, GFCI protection at all required points, conduit condition, and panel connections — one of the most under-inspected aspects of pool ownership.

Safety features

Fence and gate compliance, covers, alarms, and drain cover safety (Virginia Graeme Baker Act compliance for anti-entrapment).

Mechanical equipment

Pump condition and sizing, filter type and condition, heater (gas or heat pump) operation, venting, and age, plus automation systems and timer controls.

Plumbing & water flow

Visible supply and return lines, valves, skimmer and drain condition, and water circulation pattern.

  • How long does a pool and spa inspection take?

Most inspections take between 2.5 and 4 hours depending on the size, age, and complexity of the property and pool system. Jason will give you a realistic time estimate when you schedule.

  • What happens if the inspector finds major issues?

It depends on the severity. Some findings are safety concerns flagged as immediate — others are maintenance items to monitor. Jason explains each in context: what it is, what caused it, what it typically costs to address, and how urgent it is. You and your agent can then decide how to approach it with the seller.

  • Should I attend the inspection?

You're welcome to come — a lot of buyers do. It's best to arrive toward the end rather than the beginning, since that's when Jason walks you through what he found. If you can't make it, the written report with photos covers everything, and he's available by phone afterward.

  • Can I see a sample report?

Yes — ask for a sample report when you call or schedule, and Jason will share one so you know exactly what to expect.
