What I Check in Every Atlanta Home?

Foundation & Structure:
Stability and integrity of the foundation, framing, and structure. In Atlanta's clay-heavy soil, seasonal movement is common. I differentiate between cosmetic cracking and structural concerns — and explain which is which.

Roof & Exterior
Shingles, flashing, fascia, gutters, siding, and all exterior penetrations. I walk the roof where safe and document condition with photos. I also check grading — water draining toward the foundation is one of the most common contributors to crawlspace problems.

Electrical Systems
Panel, breakers, grounding, visible wiring, GFCI protection, and outlet function. In older Atlanta-area homes I specifically check for double-tapped breakers, aluminum branch wiring, and panel brands with known safety histories.

Plumbing Systems
Supply and drain lines, water heater age and condition, water pressure, and any visible leaks or corrosion. I run every fixture, check under every sink, and look for signs of previous water damage that may have been painted over.

HVAC Systems
Heating and cooling systems tested, airflow checked at every register, heat exchanger inspected for cracks (a carbon monoxide risk), and ductwork condition evaluated in the crawlspace or attic.

Attic & Crawlspace
Both get a full inspection — not a glance. In the attic: insulation depth, ventilation, signs of moisture or pest activity. In the crawlspace: moisture levels, vapor barrier, wood rot, pest damage, structural supports. These are where the most significant findings happen.

How long does a home inspection take in Atlanta?
