How long does a pool and spa inspection take?
Most inspections take between 2.5 and 4 hours depending on the size, age, and complexity of the property and pool system. Jason will give you a realistic time estimate when you schedule.
What happens if the inspector finds major issues?
It depends on the severity. Some findings are safety concerns flagged as immediate — others are maintenance items to monitor. Jason explains each in context: what it is, what caused it, what it typically costs to address, and how urgent it is. You and your agent can then decide how to approach it with the seller.
Should I attend the inspection?
You're welcome to come — a lot of buyers do. It's best to arrive toward the end rather than the beginning, since that's when Jason walks you through what he found. If you can't make it, the written report with photos covers everything, and he's available by phone afterward.
