Roof & Exterior: Age and condition of shingles, gutters, siding, windows, and doors. Buyers' inspectors always check these. I check them first. 


Foundation & Structure: Any visible cracking, settling, or evidence of prior movement. Atlanta's clay soil makes this one worth paying attention to. 


Electrical: Panel condition, breaker labeling, GFCI locations, and any safety concerns buyers' inspectors flag as dealbreakers.
