A 4-point inspection is a limited-scope inspection that focuses on the four systems insurance companies consider highest risk in older homes: roof, electrical, plumbing, and HVAC. It's not a full home inspection — it's specifically designed to satisfy insurer documentation requirements.
In Georgia, most insurance carriers require a 4-point inspection for any home 25 years or older before issuing a new homeowners policy. Some require it at policy renewal as well. Without it, your coverage can be denied, cancelled, or held up at closing.

SYSTEM
Roof
Material type, age, condition, visible damage, flashing integrity, and estimated remaining useful life. Insurers are most focused on roof age and condition — a failing roof is the most common reason 4-point inspections result in coverage issues.
Electrical
Panel type and condition, wiring materials (copper vs. aluminum vs. knob-and-tube), breaker condition, and safety concerns. Certain panel brands (Federal Pacific, Zinsco) and wiring types are flagged by insurers as high-risk and may affect coverage.
Plumbing
Pipe materials (copper, PVC, galvanized, polybutylene), water heater age and condition, visible leaks, and drainage condition. Polybutylene pipe in particular is a significant insurance concern in older Atlanta-area homes.
HVAC
Heating and cooling system type, age, condition, and operational status. Insurers want to know if the system is functional and within a reasonable service life — an aging or non-functional HVAC affects insurability.

What 4-point findings can affect your coverage
Jason tells you what he finds — but insurers make their own decisions. Here's what commonly flags with Georgia insurance carriers:
Federal Pacific & Zinsco Panels
These panel brands are widely flagged by insurers due to documented breaker failure risk. Many carriers will refuse coverage or require replacement before issuing a policy.
Knob-and-Tube or Aluminum Wiring
Older wiring types present fire risk and are treated as non-standard by most carriers. May require an electrical inspection or upgrade before coverage is approved.
Polybutylene Pipe
Common in Atlanta-area homes built 1978–1995. Prone to failure and widely flagged by insurers — some carriers will not issue policies on homes with polybutylene plumbing.
Roof Age Over 20 Years
Most carriers want to see a roof with remaining useful life. An older roof, especially with visible wear or damage, may trigger a coverage denial or require replacement.
Active Leaks or Water Damage
Any evidence of active leaks, water intrusion, or prior water damage visible at time of inspection will be documented and reported — insurers view this as elevated claim risk.
Non-Functional or End-of-Life HVAC
An HVAC system that doesn't operate or is well past its service life may be flagged. Insurers look for functional, serviceable systems with reasonable remaining life.

How old does my home need to be to require 4-points?

How long does a 4 point inspection take?

What if something fails ? Can I still get insurance?
