A buyer's inspector will find problems — the only question is whether they find them on their timeline or yours. A pre-listing inspection gives you control, eliminates surprises, and strengthens your negotiating position before you're under contract.

Why it matters
The problem with waiting for the buyer's inspector.
When a buyer's inspector finds an issue, you're negotiating from weakness. You're under contract, emotionally invested, and on their timeline. Repair credits, price reductions, and re-inspection demands are now on the table — and you have very little leverage.
A pre-listing inspection flips that dynamic. You find the issues first. You decide whether to fix them, price them in, or disclose them proactively. Your listing is stronger. Buyers have less to negotiate over.
In a competitive market, a Move-In Certified® pre-listing report can also serve as a marketing asset — a credentialed third-party signal that separates your listing from others.
What a pre-listing inspection does for you
- Eliminates buyer leverage — issues you already know about can't be used to renegotiate price after you're under contract.
-
Repairs on your timeline — hire your own contractors at your own pace before listing, not under a contract deadline.
- Fewer deal-breakers — buyers who see a clean pre-listing report are far less likely to pull out over inspection findings.
- Faster closings — fewer re-inspection requests and repair negotiations means your deal moves from contract to close more smoothly.
- Move-In Certified® badge — a credentialed, marketing-ready designation you can display on your MLS listing and yard sign.

Side by side
The problem with waiting for the buyer's inspector.
Here's what the selling experience looks like when you inspect ahead of time versus waiting for the buyer's inspector to find something.
- You find issues first — on your timeline, before listing
- Your contractors, your price — no rushed repairs under deadline
- Strong negotiating position — findings are known and addressed
- Lower deal fall-through risk — fewer surprises after contract
- Faster closings — fewer contingency delays and re-inspections
- Move-In Certified® badge — listing asset that builds buyer confidence
With a pre-listing inspection
- Buyer's inspector finds issues — after you're under contract
- Rushed repairs or credits — at the buyer's request and timeline
- Weak negotiating position — every finding is leverage against you
- Higher deal fall-through risk — unexpected findings kill deals
- Slower closings — re-inspection requests add weeks
- No listing differentiator — buyers arrive with uncertainty

How far in advance should I book pre-listing inspection?
Ideally 4–8 weeks before your planned listing date — giving you time to address significant findings with your own contractors. That said, even a week before listing is better than waiting for the buyer's inspector to find something first.
Do I have to disclose the report to buyers?
Disclosure requirements vary by state and situation — consult your real estate attorney or agent. Many sellers choose to share the report proactively as a trust-building tool. Either way, Jason's report is written to be clear and actionable.
What is the Move-In-Certified badge?
Move-In Certified® is an InterNACHI designation available with every pre-listing inspection. It signals to buyers that the home has been proactively inspected by a certified professional — a credentialed marketing asset for your MLS listing and yard sign.
Will buyer still want their own inspection?
Many buyers will still request their own inspection — and that's fine. The value of a pre-listing inspection isn't to eliminate the buyer's inspection. It's to eliminate surprises. When your home has fewer unexpected findings, buyers have far less to negotiate over.
How is a pre-listing inspection priced?
Same pricing structure as a standard home inspection — based on square footage, age, and foundation type. Most Atlanta pre-listing inspections run $350–$500. Use the online scheduler to see your exact quote before you confirm — no surprises.
Is there a military discount?
Yes. Active duty and veterans receive a discount on all inspections. Mention it when you book online or call. Every inspection also includes a free follow-up consultation after delivery.
