Why it matters
You only get one chance to inspect before the walls close.
Most new construction buyers assume their home is being built to code. The reality is that construction crews are under pressure to move fast, subcontractors work in sequence, and mistakes get made. Framing errors, missing fire blocking, improperly installed windows, and rough-in plumbing problems are all far easier — and cheaper — to fix before drywall goes up.
Once the walls are closed, those same issues can cost tens of thousands to access and repair. Or they stay hidden for years, slowly causing damage behind walls you can't see.
A pre-drywall inspection by Jason Harold gives you a certified, documented look at everything behind your walls — while your builder still has easy access to fix it.
This is the one inspection most builders won't remind you to get.
What gets hidden behind drywall
These are the issues Jason finds during pre-drywall inspections that become expensive, invasive problems if missed:
Electrical rough-in errors — missing ground wires, improper box placement, unsafe splices inside walls
Plumbing rough-in issues — improper pipe slope, missing cleanouts, and leak-prone connections at framing stage
Framing deficiencies — missing fire blocking, improperly cut joists, and structural errors in load-bearing walls
HVAC duct placement — flex duct crimps, poor return air placement, and improperly sealed penetrations
Insulation gaps — missing or improperly installed insulation before drywall seals it in permanently
Moisture intrusion points
— improper flashing, unsealed window rough openings, and roof penetrations

What we cover
What a pre-listing inspection examines
Jason inspects every accessible system during the pre-drywall phase, documenting findings with photos so your builder has a clear record to address.
Foundation & Structure
Wall framing, floor joists, roof trusses, fire blocking, and load-bearing elements. Structural errors are easiest to correct at this stage.
Electrical Rough-In
Wiring, box placement, grounding, circuit routing, and panel rough-in. Code violations caught now prevent costly re-work after drywall.
Plumbing Rough-In
Supply lines, drain slope, cleanout locations, pressure testing, and connection integrity at framing stage.
HVAC Rough-In
Duct routing, flex duct installation, equipment placement, return air sizing, and penetration sealing before walls close.
Windows & Exterior
Window rough openings, flashing installation, water-resistive barriers, and exterior sheathing before cladding and trim go on.
Insulation
Insulation type, coverage, depth, and installation quality in walls, floors, and ceilings before drywall permanently conceals it.

When exactly should I schedule a pre-drywall inspction?
Schedule as soon as your builder confirms the rough-in completion date for electrical, plumbing, and HVAC — typically before drywall delivery is scheduled. Jason works around your build timeline and can often accommodate same-day or next-day inspections when timing is tight.
Will my builders allow a third-party inspector on-site?
In most cases, yes — you have the right as the buyer to have the property independently inspected before closing. Jason has worked with builders across the Atlanta metro and conducts inspections professionally and without disrupting the build crew. If your builder pushes back, that itself is worth noting.
Does new construction come with builder warranties- do I still need this?
Builder warranties cover specific defects for defined periods — but they don't prevent problems from occurring or being hidden. A pre-drywall inspection identifies issues before they're sealed in, gives you documented proof of conditions at the time of construction, and puts your builder on notice. Warranties don't compensate for the inconvenience of opening finished walls after you move in.
What happend If jason finds smomething?
Jason documents every finding with photos and plain-English descriptions in your report, delivered within 24 hours. You take the report to your builder or project manager and request corrections before drywall. Most builders respond to a certified inspection report because it creates a documented record they don't want attached to the project.
Can I add this to a final walkthrough inspection?
Yes — and we recommend both. The pre-drywall inspection catches what's behind the walls. A final new construction inspection before closing covers completed finishes, installed systems, and any outstanding items from your builder punch list. Ask about bundled pricing when you call or book online.
