What’s Included in Our Mold Testing?

Air sampling
We collect outdoor baseline samples and indoor samples from areas of concern — typically living spaces and any problematic areas (crawlspace, basement, attic). Samples are analyzed by an accredited laboratory for spore type and concentration.

Surface sampling
If visible growth is present, surface swabbing or tape lift samples can confirm whether the growth is mold and identify the species. Surface sampling is additional to air sampling, not a replacement for it.

Moisture assessment
We identify areas of elevated moisture that indicate active conditions for mold growth — even where mold hasn't yet established visibly. Stopping the moisture source is step one in any remediation.

Written report with lab results
You receive the laboratory report plus my written interpretation — what was found, what concentrations are elevated, what areas are of concern, and recommended next steps. If remediation is indicated, I'll explain what that involves, but I don't perform remediation or refer to remediation contractors for commission.

How long does a home inspection take in Atlanta?
Most inspections take between 2.5 and 4 hours depending on the size, age, and complexity of the home. A 1,200 sq ft condo takes less time than a 3,500 sq ft house with a crawlspace, detached garage, and pool. I'll give you a realistic time estimate when you schedule.
What happens if the inspector finds major issues?
It depends on the severity. Some findings are safety concerns I'd flag as immediate — others are maintenance items to monitor. I explain each in context: what it is, what caused it, what it typically costs to address, and how urgent it is. You and your agent can then decide how to approach it with the seller.
Should I attend the inspection?
You're welcome to come — a lot of buyers do. I'd suggest arriving toward the end rather than the beginning. That's when I walk you through what I found, which is the most useful part. If you can't make it, the written report with photos covers everything, and I'm available by phone afterward.
